1. Does the location fit your goal?
For your own stay, consider work, transport, schools, healthcare, shops and daily convenience. For investment, study likely tenant groups, achievable rent and vacancy in the immediate area.
Even within one neighbourhood, the development, floor, orientation and parking can affect demand.
2. How should you compare value?
Use recent transactions and listings for properties with a similar size, layout, tenure, age and condition. A listing price is the seller's asking price, not proof of market value.
Add expected repairs, outstanding charges and the cost of delayed occupancy to understand the likely total cost.
3. What do the auction documents say?
Check the property details, deposit, payment deadline, outstanding-charge responsibilities, taxes and default terms. Each auction can have different conditions.
Do not guess when a clause is unclear. Ask a lawyer, bank or relevant professional before registering.
4. Is it vacant, occupied or damaged?
Internal inspection may not be possible. You can inspect the exterior and common areas, ask about building management and observe neighbouring units, but information may still be incomplete.

- Are the common areas well maintained?
- Are there signs of leaks, damage or long vacancy?
- Can you afford a difficult handover or major repair?
5. Who pays outstanding charges?
Maintenance fees, assessment tax, quit rent, utilities, administration fees and late charges depend on the auction conditions. Never assume the bank will cover every amount.
Keep a cash buffer instead of using all available funds for the deposit and initial payment.
6. Can financing meet the deadline?
The balance payment has a fixed deadline and is not automatically extended if the loan is slow. Get an early eligibility assessment, prepare your documents and estimate the cash needed if the valuation is below your bid.

A large discount cannot fix the wrong location or a building with ongoing management problems. Visit the surrounding area at different times, look at traffic and daily convenience, and ask who would realistically live there. A useful local check often tells you more than a listing headline.
